Pricing

Most roofing companies won’t tell you what anything costs until they’ve been on your roof. Here’s ours.

Part of that is practical. You’re trying to build a budget, and you can’t budget against “call for a quote.” The rest is the same reason AssetRoof doesn’t perform the repair. When the price is posted, there’s nothing left to discover once we’re on the roof.

Warranty Oversight Visit

Quoted by scope

Priced to the roof and the warranty

Send the address and the warranty and you’ll have a number before we schedule.

Most owners have never had anyone read their warranty. This is the visit that does it.

  • Review of your actual manufacturer warranty and what it requires of you
  • Roof walk against those specific requirements
  • Current compliance status documented, with photographs
  • A written list of what’s already out of compliance and what it takes to correct

You end up with a file that proves the roof was maintained, and a straight answer on whether your coverage would survive a claim.

Inspections and reports

Fixed scope, fixed price. Square footage is measured from the roof plan or from aerial imagery before work starts, so the number you approve is the number you pay.

Roof Report

$300 + $0.10

per sq ft

Full condition assessment. What’s failing, what it means, and what to do about it.

Thermal Drone Imaging

$500 + $0.04

per sq ft up to 100,000 sq ft. Larger roofs quoted by scope.

Finds trapped moisture and heat loss you can’t see from the ground, while the roof still has cheaper options. How drone inspections work.

RoofMRI and Moisture Mapping

$500 + $0.10

per sq ft for the first 40,000 sq ft, then $0.04 per sq ft to 100,000. Over 100,000 sq ft is custom priced.

Impedance scanning that quantifies wet insulation without cutting the roof open.

Damage Assessment

$500 + $0.15

per sq ft

For storm, impact or disputed damage, documented to stand up in a claim.

When the roof needs work

AssetRoof doesn’t perform repairs, coatings or replacements. What we do is run the process around them.

Bid management and construction observation

Percentage of project value

Quoted by scope

  • Writing or reviewing the scope so the bids you get back are actually comparable
  • Running the bid process and reading what comes in
  • Watching the work while it happens instead of after
  • A close-out report documenting what was actually installed, which is the record your warranty will want later

Most roofs get replaced on the word of the company selling the replacement. This is the alternative. Somebody reads the bids and stands on the roof during the work, and their only job is whether it was done right.

The fee is billed to you directly or carried in the project cost. You’ll know which, and what it is, before the job starts.

Annual Monitoring Plan

Quoted by scope

Visits set by roof analysis, three minimum

How many visits a roof needs comes out of the roof itself, not out of a package. A ten year old TPO with a clean record needs less attention than a twenty year old modified bitumen with a leak history, and charging both the same would be guessing.

Portfolio pricing is built around roof exposure and service level rather than a per-building rate. The Warranty Oversight Visit is the usual way in, because it produces the baseline the plan runs on. How AssetRoof works walks through the whole program.

Get a number for your building

Send the address and roughly how big the roof is. If you have the warranty, send that too. You’ll get a figure back and a plain description of what it covers.

Posted prices. Nothing to discover on the invoice.

Rates effective 2026 and subject to change. Quoted work holds its price for 30 days.
