How AssetRoof works
Does AssetRoof do repairs?
No. AssetRoof doesn’t do repair or replacement work. We inspect, document and advise. When a roof needs work, we can run the bid, watch the work go in and report back on what was installed.
Why not use my roofer’s free inspection?
A roofer doing a free inspection is also a roofer who wants the job. Those two pull in different directions, even with an honest roofer. Free inspections get paid for somewhere, usually in the repair quote that follows.
Do you only work with large portfolios?
No. AssetRoof works with owners of a single building and with managers of a whole portfolio. The work scales to what you’re responsible for.
What area do you cover?
AssetRoof is based in Edmond and works across Oklahoma, Kansas, Arkansas, Missouri and the Dallas/Fort Worth area.
Drone and moisture testing
What does a thermal scan actually show?
Temperature. Wet insulation holds heat differently than dry insulation, so after sunset a wet area usually reads warmer or cooler than the roof around it. Those areas get flagged as suspected moisture and checked on the roof.
Will a thermal scan show where my roof is leaking?
Not by itself. Water can travel under the membrane before it shows up inside, so the scan tells you where to look. Verification on the roof tells you what’s actually wet.
What is RoofMRI?
A process that uses impedance moisture scanning to measure how wet a roof is without cutting it open. It turns readings into numbers you can track and plan around.
Can I replace a roof based on a thermal scan alone?
You shouldn’t. Thermal is a screening tool. Before a major repair or replacement decision, the findings should be confirmed with an on-roof walk, moisture scanning or test cuts.
Warranties
Will my manufacturer warranty pay out?
Only if its conditions were met: documented maintenance, repairs made with approved materials and inspections on record. When that paper trail is missing, coverage gets denied. AssetRoof keeps the record.
Can you help with a claim that’s already been denied?
Sometimes. It depends on why it was denied and what documentation exists. Worth a conversation before you write it off.
Pricing and getting started
How much does AssetRoof cost?
Inspections and reports have posted prices on the pricing page: fixed scope, fixed price, with square footage measured before work starts. Ongoing monitoring and bid management are quoted by scope.
Do you offer free inspections?
No. The inspection is the work, and it’s priced like it.
What happens on the first call?
A short conversation about your building or portfolio, current roof concerns, warranty status and recent repairs. If AssetRoof isn’t the right fit, we’ll tell you and point you somewhere better.
